Getting a Home Mortgage? Don't Even Think About Applying Unless you Have These 3 Things!

By [http://ezinearticles.com/?expert=John_R._Blakefield]John R. Blakefield Purchasing a new home can be both exciting and terrifying as you put all your hard earned money towards a down payment, and prepare for one of the largest financial decisions you will make in your lifetime. The best advice I can offer you when applying for a mortgage, is to be prepared! This means understanding all your finances including income, expenses, debt and credit history and score. When you come prepared to a mortgage lender or broker, you are more likely to explain your wants and needs, and the process will be expedited because they will not have to decipher your financial information. The mortgage broker or lender will be able to simply verify your information and look at it from a lending stand point. They will be able to determine the amount of money you can handle as a monthly payment, how much money will be paid in interest, as well as the interest rate that is best suited for your level of risk. Generally, the better your financial position and credit history, the better your interest rate on the mortgage will be. You are saving both yourself and the mortgage lender broker time in assessing your specific case. By being educated, you also have a sort of protection device. You are more likely to sense wrong doings, or unfair dealings when you come prepared. They can not tell you something negative about your financial environment that is not so, because you know what your situation looks like and understand the type of deal you are capable of qualifying for. So here are the top 3 things you need to have before you begin shopping mortgage lenders: 1. Credit Report Don't rely on the mortgage lender to pull your credit report. Take responsibility and pull it yourself! You can get your credit report for free. Check for mistakes or discrepancies, as they can happen often. You can see the exact items on your credit report and your credit score. Perhaps there are items you can quickly take care of, or items you simply forgot about that could be easily closed out. You can also have an explanation planned for less than attractive items on the credit report. Perhaps you fell on hard times, but since have taken steps to correct the problem and are now in a better position. When you understand your own credit history you have full control over the information and how it is used in the mortgage process. It is much better to come prepared with an explanation for a negative item, rather than being surprised by the item by the broker and responding with a What? or I don't know. 2. Income and Expense Sheet In order to assess how much of a monthly payment you can afford, an analysis of your total income and expenses needs to be done. You can do this by writing down literally every source of income as well as the amount, on a monthly basis. This may include pay checks, alimony, child support, investments, a side business etc. Anything that contributes to your income is a source. You then would want to determine your monthly expenses, such as rent, car payment, food, cellular phone bill, utilities, clothing etc. Anything that is taken from your income is considered an expense. Everything that is left over is considered disposable income, and this is used to help determine how much a payment can be afforded every month in congruence with your current rent or lease payment. 3. Asset Documentation Assets are a definite plus when applying for a mortgage. It shows the mortgage lender that even if your cash reserves are depleted or in trouble, you will still be able to afford the monthly payment. Assets may include investment properties, investment accounts, types of cars and household items etc. Anything that can appreciate or return you money is considered an asset. Assets are used to gain wealth, not just have a large bank account. Be prepared to show these assets with supporting documentation. If you come prepared with this information and documentation to support it, you are half way to getting your mortgage application approved! The process will be much smoother and pleasant by having this information readily deliverable to who might need it. If you need help putting this together, ask for the help of a financial advisor. There are many resources available for your use. John R Blakefield is a mortgage and real estate specialist. Ayre Apparent

By [http://ezinearticles.com/?expert=Brian_Gabrielle]Brian Gabrielle Bodog.com is so many things to so many people that its motto well could be "Different strokes for different folks." Younger generations may be into the glamorous, entertainment-oriented "Bodog lifestyle" that founder Calvin Ayre inspires. Others always will look at the Antigua-based Web site primarily --or solely -- as an online race and sportsbook. Because he's a pay-per-view entepreneur who's overtly interested in the entertainment end of things and "fringe" athletics such as martial arts, Ayre may sometimes leave the impression he's disassociated from the "traditional" sports world. Nothing could be further from the truth and the native Saskatchewan billionaire quickly disspells any such notion. His wide world simply is wider than that of a conventional sports fan. Business demands, financial and otherwise, often dictate his comings and goings, with travel limitimg certain other options. But Ayre does, after all, hail from Canada, where boys are born to play hockey and baptized early, so how could he not like mainline sports? Also, some of sportsdom's biggest stars -- Joe Montana and Mike Ditka, for example -- have been VIP guests at Bodog.com gatherings, while others, such as Reggie Jackson, have had affiliations with the site. The World Series of Poker -- if you consider poker a sport -- features Team Bodog, which is headlined by three of the planet's top players: Evelyn Ng, David Williams and Josh Ariyeh. Jaimie Gold, the 2006 main event champion, was a member of the squad, but we don't need to talk about THAT. Then there was that project with the Dodgers, the column Ayre wrote for "Gambling Times" about college football's leading performers and ... well, you get the picture. "I'm a huge sports fan," Ayre declared. "In fact, I played a lot of sports during my college years, including a stint on my college hockey team. "In terms of favorites, it's very hard for me to pick a team because my travel schedule doesn't permit me to follow the teams as closely as I would like to " at least nowadays. "I will say, though, that right now, mixed martial arts is getting a lot of my attention as this is a big focus for our organization, but that's not to say that I don't watch some of the NHL and NBA playoff games whenever I get a chance." As a big "fight" (as opposed to boxing) buff, Ayre gets a special kick out of watching the two best at anything go head-to-head until one ultimately is victorious. Whether it's the Colts and Bears, Canadiens and Maple Leafs or a pair of anonymous, finely-honed bodies squaring off in a ring, it's the whites of their eyes that Ayre wants to see. "I love the mental and physical mastery -- this is the beauty of sports," he said. Bodog.com's bet shop offers a rainbow of traditional sports wagering staples -- it had a dozen on Barry Bonds alone heading into the 2007 Major League Baseball campaign -- but may be known best internationally for the zany propositions it posts. "Notorious" might be a more descriptive word. The site attracted global notice earlier this year with a prop that asked whether the prosthetic leg of former Beatle Sir Paul McCartney's estranged spouse, Heather Mills, would fly off during reality TV's "Dancing with the Stars." Mills, a Season 6 contestant, is still alive after Leeza Gibbons was dumped in the most recent elimination round. The prop has a $50 betting maximum and Wednesday night, "Yes" was plus $7.00 and "No," minus $14.00. Another, now closed to wagering, asked whether an "American Idol" contestant would barf on stage this season. As the site's owner, Ayre obviously has imput into anything and everything that goes on at Bodog and his entertainment industry expertise certainly is a plus in this particular area. Ayre, though, gives credit where credit is due -- to company bookmakers (oddsmakers). "We have a very talented and dedicated team of bookmakers in Antigua whose job it is to come up with some creative prop ideas and they are pretty innovative in this arena," Ayre said. "These entertainment experts listen to our customers and scour the Internet for current stories, read political commentary forums, music and movie reviews, celebrity gossip blogs, you name it; the list is endless when it comes to what we like to refer to as 'prop culture.'" Ayre, 45, remained in the background during the site's formative years, but stepped forward in the last few, igniting the 'Bodog lifestyle' revolution. It's difficult to pinpoint exactly what that is, but it has something to do with actually living everyman's dream existence. Beautiful women, flashy cars, red carpets, global travel, business success, an island paradise, lots of money. A subtitle on Ayre's bio well could read "Planes, trains and automobiles." Add ships in there too. Just listen to Ayre rave about some of his favorite joys and "toys:" "I've always had an affinity for cruising and still have the special anniversary edition Harley Davidson soft tail, which I try to take out as often as possible. "Last year, I also bought a Maserati Coupe, which was a nice addition. "Considering the amount of globetrotting I do for both business and pleasure, it's hard to find the time to really enjoy them. "With all aspects of Bodog expanding internationally at such a rapid rate, its no easy feat keeping myself planted in any given area for an extended period of time. Considering the constant growth embedded into our brand, I guess you can say in a technical sense that every new product offering Bodog comes up with is a 'toy' for me "Once these products are up and running, they really become a lot of fun. "The material rewards that follow a successful product launch are simply the icing on the cake." Yet the "Bodog lifestyle" concept inherently contains another attitude. The French might call it "noblesse noblige." Essentially, that means individuals who are blessed with the ability to lead the "Bodog lifestyle" have a moral obligation to help others less fortunate. That's the thinking behind the Calvin Ayre Foundation and his other charitable endeavors. You might say Ayre's a good sport as well as a sports fan. Brian Gabrielle is a documented member of the Professional Handicappers League.

Cellular Memory Release: A New Modality for Depression

By [http://ezinearticles.com/?expert=Sherry_Anshara]Sherry Anshara This article presents a new Energy Healing (EH) modality that uses Cellular Memory Release as a practical, effective treatment for depression. However, in order to understand cellular memory, it is important to first review prior developments within complementary and alternative medicine that have led to this new treatment. Energy Medicine The International Society for the Study of Subtle Energies and Energy Medicine (2005) defines Energy Medicine as all energetic and informational interactions resulting from self-regulation or brought about through other energy linkages to mind and body. Energy Medicine has been recognized by the National Center for Complementary and Alternative Medicine (NCCAM, 2004) as one of the eight leading areas of Integrative Medicine. Recognizing that humans are capable of generating and controlling subtle, not-yet-measurable energies that seem to influence both physiological and physical mechanisms, NCCAM has defined the theory of subtle energies as putative energy fields. Examples of putative energy fields include qi in traditional Chinese medicine, ki in Japanese as Kampo system, dosha in Ayurvedic medicine, and elsewhere as parna, etheric energy and homeopathic resonance (Hintz, Yount, Kadar, Schwartz, Hammerschlat, & Lin, 2003). Cellular Memory Virtually every behavioral pattern exhibited during routine activities of daily living results from learned data, which is stored or encoded as cellular memory. Most of these behavioral patterns are benign, in that they do not contribute significantly to cellular destruction (i.e., disease). However, some patterns are expressed as significant reflections of traumatic-encoded cellular information. In the 1990s, McClaskey (1998) and Van der Kolk and Fisler (1995) concluded that it is imperative that the primary focus of intervention involves isolating and decoding causative traumatic cellular-memory patterns in order for therapy to have a lasting effect. More recently, studies of cellular memory have documented anecdotal non-normal experiences of organ transplant recipients. For example, the recipients developed new personality traits, food cravings and interests after having a transplant (DAlberto, 2003; Kronemyer, 2000; Linton, 2003). This new approach to release harmful cellular patterns has been termed Bio-Energy Medicine. Through this approach, a clients consciousness is cleared in order to access the origination point of his/her illness. Thus, the disease is released from the consciousness at the cellular level. The following case study demonstrates how Cellular Memory Release aids in alleviating the adverse effects of depression. Case Study Shelley telephoned and said: Ten days ago, I was in bed, barely existing in a label of life-long, treatment-resistant depression, sobbing, helpless and hopeless. Even with years of classes, therapy, medications and constant affirmations, I was still separate from myself and my truth. Upon hearing her words, desperation and helplessness were evident in her sobbing voice. She could hardly talk, and it was clear that she was at the end of her rope. Although she did not know it yet, this crisis would be the turning point for her to take her life back. Shelley used this new approach, Bio-Energy Medicine, to get to the root of her depression. She did not have to be hypnotized, be poked with needles, or use various rituals. Instead she simply became an observer, without emotional attachments, and consciously asked her body What is the cause of my depression? This led her to the core issue, which was stored in her cellular memory, and then she chose to release the traumatizing experience from her cells in order to live in the present. After the cellular release, she remarked: I feel desire and connection within every cell of my body. After releasing the depression that was stuck in my body, I now have a new beginning. I am whole and one with myself for the first time! Australian Children's Magazines For New Authors and Illustrators

By Jennifer Melnik Childrens magazines were very popular pre 1980s. However, when television and computer games took over, childrens interests refocused. Young imaginations and literacy skills also took a downhill slide and havent yet managed to recover. The importance of magazines, with their variety of stories, short enough to maintain interest, poems and rhyme, colourful illustrations, puzzles, crafts and competitions to captivate and entertain young minds has sadly been forgotten. In the past, childrens magazines originated from the United Kingdom and were distributed worldwide. Today, those available are still mainly published in England and the United States. Sadly Australia is lagging behind in this creative field. Is it because of a lack of interest in publishing or marketing magazines, cost, or a lack of contributors? Surely not a lack of contributors! An annual Australian mentoring competition recently attracted 500 budding childrens story writers and illustrators, all trying to get a foothold into the market! Publishers more often than not have their doors closed to new unknown authors. Traditional publishing is profit driven and new authors have not yet proven themselves as revenue generators, therefore they will not take the risk on them. Heaven forbid the manuscript they turn down might be another Harry Potter that slipped through the net! How then do emerging authors and illustrators get a foot in the door of the competitive publishing world? Self publishing is one way, but is costly. Success is limited unless you are a self-promoting marketing wiz. Partner publishing meets the author/ illustrator halfway, with marketing and publishing costs shared between publisher and author, but is restricted to books. Many magazine publishers are willing to assess and take the risk on new authors. They often publish weekly or monthly, so their needs are ongoing. This gives newcomers a chance to showcase themselves and gives readers a variety of writing styles and ideas to keep their interest. Work by the same limited number of authors becomes very predictable. It is essential that reading material, particularly for children, remains fresh and vital to challenge young minds and is interesting enough to keep their interest. It is also important that children are exposed to non commercial related stories. Stories about popular TV and toy characters are well and good, but shouldnt be promoted and used exclusively to attract sales. Children also need to read stories related to their own culture. Several newly formed Australian childrens magazines are now available, both in hard copy format and online. Online magazines reach a wide audience and the stories and activities can also be selectively printed out.
Bring back the magazines! They are inexpensive and easy to read. Children can look forward to something new each week or month and it encourages parents and children to share reading together. Jennifer Melnik Cherubs OzKids Children's Magazine caters for 4 to 9 year old readers. It showcases emerging Australian authors and illustrators. It also gives teachers, children and parents a chance to colaborate and enjoy together the learning experience of young children.
